Getting the Roof Right From the Frame
On a new build, the roofing contractor arrives when the frame is complete and certified. This is the one moment when every structural element is accessible and the entire system can be installed correctly from scratch. The decisions made at this stage (batten gauge, sarking type, flashing detailing at penetrations and edges) will either prevent or cause problems over the next 40 to 50 years. JTM approaches new build roofing with the same diagnostic attention we bring to restoration work: we check the frame geometry before laying a single batten, confirm the rafter sizing is appropriate for the chosen roof system, and flag any framing issues to the builder before they are buried under roofing material.
New Tile Roofs: What to Expect
Concrete and terracotta tiles remain the most common roofing choice on new Bendigo homes outside the growth estates, partly for their appearance compatibility with the existing housing stock, and partly because their thermal mass moderates ceiling space temperatures through the day. For new tile installations, we use treated pine battens at the gauge specified by the tile manufacturer, install sarking as standard, and bed and point all ridge and hip caps with flexible polymer mortar rather than rigid cement. This last detail matters in Bendigo's climate: flexible mortar moves with the tile as temperature changes, rather than cracking and separating over time.
New Metal Roofs: Colorbond and Corrugated Systems

We use the correct Colorbond-compatible fasteners, seal every penetration at installation and detail all ridge and barge flashings to a standard that performs through hail events and wind driven rain.

Frame Check
Before the first batten goes on, we check the frame for square, any geometry issues that will affect tile lay, and confirm rafter sizing matches the chosen system.

Sarking and Batten Installation
Sarking laid and lapped correctly, battens installed at correct gauge and fixed with appropriate fasteners for wind zone.

Roof System Laid
Tiles or metal sheets laid from eave to ridge, correctly aligned and fixed. All laps and seams detailed as required.

Ridging, Capping and Flashings
All caps, flashings, valley iron and trim pieces installed. Penetrations sealed at this stage.

Gutter and Downpipe Installation
Gutters hung to correct fall, downpipes connected and positioned for site drainage.

New roof pricing is based on roof area, pitch, system chosen and the complexity of the geometry (hips, valleys, dormers). We quote from plans prior to frame completion so the cost is known before construction reaches roofing stage. All quotes are provided in writing.

Can you quote from plans before the frame is built?
Yes. We regularly quote from architectural or construction plans. This gives the builder a confirmed roofing cost before the frame goes up.
What roofing system suits Bendigo's climate best for a new home?
Both tile and metal systems perform well with correct sarking and installation. The main difference is thermal mass versus lightweight construction. Tile suits a thicker-walled, heavier construction; Colorbond suits lightweight frames. We can discuss the trade-offs at the quoting stage.
Is sarking mandatory on new roofs in Bendigo?
Under the NCC, sarking requirements depend on the climate zone, roof pitch and roof type. Bendigo's climate zone means sarking is required for many configurations. We include it as standard regardless.
How long does a new roof installation take?
Timing depends on roof size, geometry and the builder's program. The expected schedule is discussed at the quoting stage.
Can you work with custom or complex roof geometries?
Yes. We regularly work on roofs with multiple hips, valleys, dormers and skylights. Complex geometry is quoted accurately. We don't use a per-square-metre rate that underprices complexity and then charges variations.
Do you install gutters and downpipes on new builds?
Yes. Gutter and downpipe installation is included in our new roof scope unless the builder has separate arrangements.
